  • Read the Rental Agreement for complete descriptions. It is available during the booking process and must be checked prior payment as acceptance of the terms.  Or read a copy of it below.
  • Submit Full names of everyone staying on the reservation(include ages if minors) in a message at or after booking.
  • Travel Insurance - We advise purchasing for your trip in the event of an emergency or need to cancel.
  • No third party bookings permitted. The person renting must be a guest.
  • Stairs - Guests must be able to climb stairs to access areas within the property. The Villa is located on a moderate and manageable hill.
  • WaterThe water at the Villa is filtered and safe to drink from the faucet. All new plumbing and fixtures with a 5-stage water filtration system and Ultra-Violet filtration. The water is pure and tasteless! We also utilize our private pressurization system to provide great water pressure and endless hot water throughout the property.
  • Luggage - The staff, if available, will assist bringing to your apartment.  Luggage can be stored upon request either before or after check out. No earlier than 10AM. This service may not be available on Sundays and holidays. Please request as early as possible.
  • Hosts/Staff reside on-site - Our House Manager currently resides in a private apartment on the entry level until August 2025. After, the Hosts will be residing in private apartments, one on the entry level and one on top of the villa. Staff may use the common areas on their time off except when the Villa has been booked in its entirety. When the Villa is rented in its entirety, feel assured that the house is yours.
  • Security Camera - There is one outside the entrance to the property. No security or recording devices are located inside the property.
  • Rates - We use automated, dynamic pricing that fluctuates daily based on many variables. Prices are not guaranteed until booked and only available out to 550 days.
  • Check-in 4:00 PM / Check-out: 11:00 AM
  • Early/Late Check-in or out. We automatically contact guests day of check-in if listing will be ready prior to 4PM. No need to request. Complimentary from 2PM to 4PM, or a small fee if available from noon to 2PM. We are not able to provide check-outs after 11AM.
  • Staff usually have Sundays and Holidays off. Work days staff are available from 10AM until they are finished for the day. Please try to make any requests in the morning as they may leave early.
  • Gratuities - It is customary in the hospitality business to tip housekeeping and Villa staff.  They work hard and take pride in providing a clean and safe place during your stay.  Any gratuities left are 100% given to the staff and are greatly appreciated by them and their families.

We are delighted to host you and are committed to providing a luxurious and comfortable environment.

This Rental Agreement outlines important terms and conditions for your stay. By confirming your reservation and accepting this Agreement, you (the "Primary Guest") agree to comply with the terms below and ensure that all members of your party and any Visitors you invite do the same.

1. Definitions

  • Property: Refers to Villa Amistad in its entirety, including all buildings, apartments, common areas, furnishings, and amenities.
  • Rental Unit: Refers to the specific apartment(s) or the Entire Villa reserved by the Primary Guest.
  • PPRPV: Prime Property Rentals Puerto Vallarta SA de CV, the property management company.
  • Primary Guest: The individual who makes the booking, accepts responsibility for the Rental Unit, agrees to all payments, and ensures compliance with this Agreement.
  • Guests: Individuals listed on the booking under the Primary Guest.
  • Visitors: Individuals temporarily visiting Guests at the Property who are not staying overnight.

Important: Visitors must vacate the Property by Midnight unless prior written approval has been granted by the Host. Visitors are never permitted to have independent access or possession of keys/codes.

2. Property Overview

Villa Amistad is a modular luxury property consisting of four private apartments, which can be rented individually, combined, or rented entirely for exclusive use.
Each Rental Unit is independent and includes private living spaces, but all Guests share common areas unless booking the Entire Villa.

Apartments:

  • Ivan's Bella Vista (2 Bedrooms, 2 Bathrooms)
  • Miguel's Mirador (1 Bedroom, 1 Bathroom)
  • Jonathan's Lugar (1 Bedroom, 1 Bathroom)
  • Curiel's Retreat (2 Bedrooms, 2 Bathrooms)

Combined Units:

  • Las Brisas: (Jonathan's Lugar + Curiel's Retreat, 3 Bedrooms)
  • The Penthouse: (Ivan's Bella Vista + Miguel's Mirador, 3 Bedrooms)

Entire Villa Rental:

  • Renting "Villa Amistad – The Entire Place" grants full, private access to the property, including all common areas.

Common Areas Include:

  • Heated Saltwater Pool
  • Two Large Terraces
  • Outdoor Barbecue Area
  • Laundry Room (self-service, available Monday through Saturday)
  • Entry Gate and Common Passageways

Accessibility Note: Villa Amistad is situated on a hillside and involves moderate to steep stairways. Some apartments are accessible only via additional staircases or spiral staircases. Rideshare and taxi services are widely available.

3. Occupancy Rules

  • Daytime Occupancy: The total number of Guests plus Visitors on the property at any time may not exceed 20 persons.
  • Overnight Guests: Only registered Guests may stay overnight.
  • Visitors: Limited to 2 Visitors per bedroom. All Visitors must vacate the property by Midnight, unless expressly approved in writing by the Host.

4. Visitor Policy

Visitors are welcome with the following conditions:

  • Visitors must be escorted at all times by the Guest who invited them.
  • No Visitor may be left unaccompanied anywhere on the Property.
  • Visitors may not be issued keys, access codes, or independent access to the Property.
  • Entry for Visitors may be denied at the discretion of the Host or Staff at any time.
  • Visitors must abide by all House Rules and conduct standards.
  • Visitors must vacate the premises by Midnight unless prior written approval is granted.

Reminder: Failure to supervise Visitors, or violation of Visitor rules, may result in immediate removal from the Property and/or financial penalties against the Primary Guest.

5. Areas Off-Limits to Guests and Visitors

The following areas are private and not included in any Rental Unit:

  • Private Apartments/Operations Areas (Zeferino's Palacio and Luis's Escondito) located on the Entry Level.
  • The Rooftop Level and rooftop apartment (strictly off-limits).

6. House Rules

Villa Amistad is a peaceful, luxury environment intended for the enjoyment of all guests and neighbors. To maintain this experience, the following House Rules apply:

General Conduct:

  • Quiet Hours: 10:00 PM to 8:00 AM daily.
    Respect for neighbors and other guests is required at all times.
  • Parties and Events:
    No parties, gatherings, or special events are permitted without prior written approval.
    Unauthorized events may result in immediate eviction without refund.
  • Behavior:
    Guests and Visitors must behave respectfully toward Hosts, Staff, Neighbors, and other Guests at all times.
  • Illegal Activities:
    No illegal activities, including but not limited to the use of illicit drugs, are permitted.
    Violations may result in immediate eviction and legal consequences.

Smoking, Pets, and Restricted Items:

  • Smoking and Vaping:
    Strictly prohibited anywhere on the Property (indoors and outdoors).
    Violations will result in a $150 USD enhanced cleaning fee and may lead to eviction.
  • Pets:
    No pets are permitted on the Property, except for certified service animals as required by law.
    Emotional Support Animals (ESA) are classified as pets and are not permitted.
  • Glass and Food Near Pool:
    No glassware, bottles, or food allowed near or inside the pool area.
  • Wet Items
    No wet items are to be placed on furniture or railings. Drying racks are provided in each bedroom. Drying racks are not to be placed in common areas
  • Personal Items in Common Areas
    No personal items are to be left in the Common Shared areas as a courtesy to others staying on the property. This includes towels, children's toys, and shoes.

Air Conditioning and Utilities:

  • Air Conditioning:
    Operate responsibly; doors and windows must be closed when running air conditioning units.
  • Garbage Disposal:
    Dispose of garbage regularly to prevent pests.
    Garbage locations are listed in the digital guidebook provided before arrival.
    Staff will dispose of garbage Mondays through Saturdays, except Sundays and Major Mexican holidays. Guests are responsible for removing excess garbage to the designated disposal sites off property when staff are not on site or if they accumulate excess waste. Bags are not to be left sitting on the property.

Keys and Security:

  • Keyless Locks and Physical Keys:
    Full access instructions are provided in the guest's Personal Portal available after completing the pre-arrival check-in. The Portal contains the security code and digital guidebook with complete instructions. The Primary guest is responsible for sharing the security code and digital guidebook with any other guests staying on their reservation.
    Physical keys must be returned at checkout; lost keys will incur a $20 USD replacement fee. If only one key, place in the inside lock of the entry door.
  • Entry Gate:
    The main gate must remain locked at all times. Guests are responsible for ensuring proper security

7. Honor Bar Terms and Conditions

Villa Amistad offers an Honor Bar for the convenience of our registered Guests.
Guests may purchase alcoholic and non-alcoholic beverages onsite through the honor system.

General Rules:

  • Primary Guest Responsibility:
    The Primary Guest is financially responsible for any unpaid purchases made by themselves, their Guests, or their Visitors.
  • Accepted Payment Methods:
    Cash (Mexican Pesos only), Credit/Debit Card, or SPEI bank transfer.
  • Tab Setup:
    Guests staying a minimum of three (3) nights may open a tab for payment, to be settled the afternoon before departure. Instructions are provided in the digital guidebook. A card must be on file to run a tab.
  • Registered Guests Only:
    The Honor Bar is exclusively available to registered Villa Amistad Guests.
  • Age Restrictions:
    • No Guest under 16 years old may access the bar.
    • Guests must be 18 years or older to purchase or consume alcoholic beverages, per Mexican law.
    • Guests aged 16 and above may purchase non-alcoholic beverages on behalf of visitors.
  • Payment Timing:
    Payment should be made the same day unless a tab has been opened. Items taken after 4:00 PM to be paid in cash, may be paid the following morning before 11:00 AM or prior to check-out which ever comes first.
  • Cash Payments:
    Must be exact amounts in Mexican Pesos; no foreign currencies or change provided.

7.1 Honor Bar Tab Terms and Conditions

1. Introduction

By utilizing the Honor Bar tab system, you agree to the following terms and conditions.

2. Eligibility

Guests must be 18 years of age or older and provide a valid credit/debit card to open a tab even if planning to settle payment in cash.

3. Opening a Tab

  • Guests booking through Airbnb, Booking.com, or similar must provide a card to open a tab.
  • Direct or VRBO guests with a card on file may use the existing card or request to use another.
  • Guests must enter card details securely via the link provided in the digital guidebook Honor Bar section.
  • A temporary authorization hold of 10 pesos verifies the card and will be released by your bank.

4. Responsibility for Charges

  • The Primary Guest is responsible for all charges, even if made by other members of their party.
  • If you do not want others to use your tab, notify Villa Amistad Staff immediately.

5. Billing and Payment

  • Guests may request their tab balance at any time.
  • All tabs must be closed and settled by cash or card before check-out.
  • Tabs not settled manually will be charged automatically to the card on file.

6. Payment Methods

  • Accepted payments: Credit Card, Debit Card, Cash (Mexican Pesos).

7. Tab Closure

  • Tabs close the afternoon before departure.
  • Itemized invoices will be emailed or placed under your door.
  • Cash payments must be exact amounts and deposited into the designated Honor Bar cash safe or handed to Staff before 6PM on the date stated on the Invoice or the card on file will be charged at the CARD pricing rate for the balance owed.

8. Refunds and Disputes

  • Refunds are issued only for billing errors or defective products.
  • Disputes will be resolved under the laws of Puerto Vallarta, Jalisco.

9. Guest Responsibility

  • Guests must ensure alcohol is not provided to minors or visibly intoxicated individuals.
  • Villa Amistad assumes no liability for Guest misconduct, injury, or incidents involving alcohol consumption.

10. Conduct

  • Villa Amistad reserves the right to close any Honor Bar tab for disruptive or inappropriate behavior.

11. Modifications

  • Villa Amistad may update these terms at any time.

12. Privacy and Security

  • Credit/debit card information is securely processed and stored in compliance with Mexican privacy laws.

8. Pool and Common Area Rules

  • Use at Own Risk:
    There is no lifeguard on duty. All use of the pool is at Guest's personal risk.
  • Children:
    Must be supervised at all times around the pool and terraces.
  • Glass and food Prohibited:
    Only acrylic or plastic drinkware and metal cans are permitted in the pool area.
    No food is to be in or near the pool area.
  • Behavior:
    No running, diving, or roughhousing near the pool. No standing, sitting, walking, or placing objects along the side of the pool facing the ocean. There is an nearly 2 story drop off.

    Water should not be splashed over the side of the pool into our neighbor's property.

    Sunblock should be allowed at least 20 to 30 minutes to absorb into the skin prior to entering the pool. Otherwise it will just wash off contaminating the water and will not protect against sun exposure.

    Please shower prior to swimming. No one wants to swim in bathwater. If coming from the beach, make sure there is no sand in your bathing suit.

    Keep music at a moderate level for the comfort and enjoyment of others on the property and our neighbors.
  • Umbrella Safety:
    Guests must close and secure umbrellas in the afternoon and evening, or when a storm is coming to prevent the possibility of damage or injury due to high winds during the Rainy Season from June through October. At no times are umbrellas to be left open when guests are through. Storms can arrive in minutes and can be extreme with hurricane force winds hitting before the actual rain arrives.
  • Pool Hours:
    The pool is available 24/7, but noise should be minimized during Quiet Hours. Our neighbor's bedrooms are close by.

9. Payment Terms

All reservations are subject to the following payment structure unless otherwise specified at the time of booking:

  • Deposit: 25% of the total rental amount is due at the time of booking to confirm the reservation.
  • Balance: The remaining 75% is due 45 days before the scheduled arrival date.
  • Late Bookings:
    If the reservation is made within 45 days of arrival, 100% of the rental amount is due at the time of booking.

Accepted Payment Methods:

  • Credit Card (Visa, MasterCard)
  • Debit Card
  • If Guest wishes to submit payment by American Express, they must contact the host prior to booking. Payment will be processed manually after converting amount due into Mexican Pesos. This is an issue with American Express as they will not allow a Mexican company to charge in USD
  • Payments must be completed within 24 hours of their due date or the reservation may be cancelled with no refund. Balance payments are automatically charged by our system. If the payment card fails, guests will be notified immediately and given the opportunity to rectify the reason for the card failure and retry the card or submit another card for payment.

Dynamic Pricing:
Rates are dynamic and subject to change based on seasonality, demand, and availability.
The rate quoted at the time of booking is guaranteed once the deposit is received.

10. Security Deposit Credit Hold

A refundable Security Deposit Credit Hold is required to cover any incidental damage, loss, debts owed, incidentals, or violation of this Agreement.

  • Amount:
    The greater of $300 USD or 50% of the total booking amount.
  • Timing:
    Credit hold is placed 24 to 48 hours prior to check-in using the card on file.
  • Duration:
    Hold remains until final inspection after check-out.
    Release typically occurs within 3–7 business days after departure if no deductions are necessary. As this is not a transaction, only a hold, no interest is accrued by the card holder's bank. No money is transferred.

Note: No charges are processed unless there is damage, missing items, excessive cleaning needed, or unpaid balances at check-out.

If the credit hold fails, Guests must provide an alternative method of payment prior to check-in.
Failure to resolve the Security Deposit may result in reservation cancellation without refund.

11. Damage Waiver

A small, non-refundable Damage Waiver fee is included in the reservation cost and covers minor accidental damage to the Property.

Damage Waiver Coverage(DW):

  • A non-refundable damage waiver is applied to all reservations and included in the booking price. The damage waiver covers accidental covered damage of the property during the stay.
  • Covers accidental damage up to a specific limit (varies by apartment or full Villa rental):

    • $10 USD DW Fee = $300 USD coverage for 1-bedroom apartments (e.g., Miguel’s Mirador, Jonathan’s Lugar)
    • $20 USD DW Fee = $400 USD coverage for 2-bedroom apartments (e.g., Ivan’s Bella Vista, Curiel’s Retreat)
    • $35 USD DW Fee = $500 USD coverage for combined units and Entire Villa rentals
  • Examples of covered damage: broken glasses, minor spills, accidental stains on linens (not hair dye).

Not Covered by Damage Waiver:

  • Damage from negligence, abuse, or intentional acts. (Ex. Hair Dye stains on linens, Slamming doors, roughhousing, fights, smoking related, putting electric kettle on stovetop)
  • Loss or damage resulting from failure to follow house rules (e.g., glass in pool area, not lowering umbrellas during rainy season (June through October) after use or when a storm comes, causing damage including closing windows, unauthorized parties, events or excess visitors).
  • Theft, illegal activities, excessive cleaning needs, or violation of occupancy limits. (Ex. Not locking doors, not locking Property gate, damage caused when having visitors overnight without authorization)

Important: Damage exceeding the waiver coverage limit will be charged against the Security Deposit Credit Hold.
Full financial responsibility rests with the Primary Guest for any amount exceeding the held deposit.

12. Cancellation and Refund Policy

Villa Amistad enforces a clear cancellation and refund policy to protect both our guests and our operational commitments. A $25 USD processing fee may be deducted from any refunds for cancellations.

Standard Cancellation Policy:

  • 90 days or more before arrival:
    100% refund of prepaid payments.
  • 60 to 89 days before arrival:
    75% refund of prepaid payments.
  • 30 to 59 days before arrival:
    50% refund of prepaid payments.
  • Less than 30 days before arrival:
    No refund of prepaid payments.

Important Notes:

  • Refunds exclude credit card processing fees and third-party booking platform fees.
  • Modifications to the booking are subject to availability and may incur additional fees.
  • Travel Insurance is strongly recommended to protect against unexpected events or cancellations.

Platform Bookings (e.g., VRBO, Booking.com):
If you book through a third-party platform, the cancellation policy listed on that platform will apply and supersede the above terms.

13. Check-In and Check-Out

Check-In:

  • Standard Check-In Time: 4:00 PM
  • Early Check-In:
    May be offered based on availability.
    Complimentary early check-in from 2:00 PM if available. The hosts will automatically contact guests on arrival day if an early check-in will be available. Guests do not have to inquire.

    Requests for an extra early check-in between 12:00 PM – 2:00 PM must make this request through the Pre-Arrival Check-in process or in their Personal Guest Portal. There is a small fee. No charge is made until arrival day and only if we can provide the service. Guests will be contacted on arrival day as soon as we are able to ascertain if possible.

Check-Out:

  • Standard Check-Out Time: 11:00 AM
  • Late Check-Out:
    Late check-outs are not available due to the time required to prepare the Property for incoming guests. Guests are not permitted to stay on the property after 11AM.

    Unauthorized late departure may result in a $150 USD late check-out fee.

Check-In/Out Policies:

  • Only registered Guests will be permitted entry at check-in.
  • Identification may be required at arrival.
  • Personal deliveries, grocery and food deliveries, and private chef deliveries (groceries, Uber Eats, etc.) are the Guest’s responsibility and must be managed during their stay. Any deliveries prior to check-in must be confirmed with the hosts prior to arrival day or the delivery vendor may be denied entry.
  • Bag storage is generally available Mondays through Saturdays from 10AM free of charge. Requests for storage on Sundays or Major Mexican holidays must be confirmed ahead of time. This service is not guaranteed and is offered as a courtesy if we can arrange for a staff member to be available at the arranged pick up time. All pick ups must be confirmed with the staff and must be completed prior to 5PM. Failure to arrive to pick up belongings at the confirmed time may result in no one available at the Villa to hand over the belongings. The hosts, staff, agents and owners will not be responsible for any debts, fees, fines, missed flights or any other actions or inconveniences due to guests not arriving to pick up their belongings at the confirmed time and no one is available to hand over the belongings.

    14. Housekeeping Services

    Standard Housekeeping:

    Provided Monday through Saturday (excluding Sundays and major Mexican holidays) for individual apartment or entire villa bookings.

    • Staff begins service at approximately 10:00 AM daily.
    • Apartments are cleaned after outdoor common areas are serviced.
    • A "Do Not Disturb" stuffed animal is available to hang on your outdoor door handle if you prefer to skip service.

    Standard Housekeeping Includes:

    • Making beds
    • Refreshing towels left on the bathroom floor
    • Restocking amenities (toilet paper, soaps, coffee, sugar, tea, etc.)
    • Sweeping floors
    • Removing garbage

    For Stays Over 7 Nights:

    • Linens refreshed, floors mopped, and bathrooms cleaned approximately every 5 nights if two or more nights remain.

    For Stays Over 28 Nights:

    • Blankets refreshed every 15 days.

    Important:
    Guests are not permitted to launder Villa Amistad’s towels or linens.
    White towels are for bathing only. Gray/black towels are provided for makeup removal.

    Pool/Beach Towels:

    • Guests may take designated pool/beach towels off the Property for excursions.

    Additional Information:

    • Rags for cleaning shoes and older towels are available upon request.
    • Damaged linens/towels due to staining (e.g., hair dye, makeup) will be charged to the Guest.
    • Please do NOT dye hair during your stay due to risk of staining linens and towels. Hair dye should be completely set before sleeping on our linens or using our towels to prevent staining.

    Additional Full Housekeeping:

    If renting Villa Amistad – Entire Villa, daily full housekeeping service also includes:

    • Sweeping and mopping all floors
    • Washing dishes left in sinks each morning
    • Dusting surfaces
    • Cleaning all bathrooms

    Full Housekeeping upgrades for Ivan's Bella Vista, Curiel's Retreat, Las Brisas, and the Penthouse may be available for an additional fee upon request.

    15. Child Safety and Accessibility Notice

    Villa Amistad welcomes families; however, the Property is not childproofed and presents certain inherent risks due to its design and hillside location.

    Important Safety Notes:

    • Pool Area:
      The pool does not have fencing or lifeguard supervision.
    • Terraces and Balconies:
      Elevated terraces are present without full child-proof barriers.
    • Stairs:
      Access to most apartments and common areas requires climbing stairs.

    Parent and Guardian Responsibility:

    • Children must be supervised at all times by a responsible adult.
    • Guests assume full responsibility for the safety of all minors during their stay.
    • No special child safety devices (cribs, gates, monitors, etc.) are provided.

    16. Health and Safety Practices

    • All apartments and common areas are thoroughly cleaned and sanitized before each new Guest's arrival.
    • Disinfectant wipes and cleaning supplies are available in each apartment for Guest use.
    • In the event of illness during your stay, please notify your Host immediately.

    17. Right of Entry

    Villa Amistad management reserves the right to enter the Rental Unit under the following circumstances:

    • For necessary repairs, maintenance, or inspections
    • In case of emergency
    • To ensure compliance with this Rental Agreement, including to close windows if the AC is left on.
    • With reasonable prior notice when possible

    Note: Entry will always be conducted respectfully and discreetly.

    18. Limitations of Liability

    Villa Amistad, its Owners, Management Company (PPRPV), Hosts, Agents, and Staff are not liable for:

    • Accidents, injuries, illness, death, theft, or loss of personal belongings.
    • Disruptions beyond our control, including but not limited to: weather events, local construction, utility outages (electricity, water, internet), civil unrest, or acts of God.
    • Noise and disturbances by neighbors including music, roosters, dogs, fireworks, and children

      Guests acknowledge that Mexico and cities in general can be noisy places and with customs that may differ from guest's home country or experience. While our neighborhood is considered quiet by Puerto Vallarta standards, everyone's sensitivity to noise is different. We provide ear plugs for guests in our street side apartments for sensitive sleepers and can provide additional ear plugs to others upon request.

    Guests are strongly advised to obtain their own travel insurance covering medical issues, trip cancellations, theft, and personal liability.

    Assumption of Risk:
    By confirming your reservation, you and your Guests voluntarily assume all risks associated with your stay at Villa Amistad.

    19. Final Notes and Guest Acknowledgment

    At Villa Amistad, we pride ourselves on offering a boutique, personalized experience for every Guest.
    We sincerely appreciate your cooperation in helping maintain a safe, comfortable, and enjoyable environment for all who visit.

    By confirming your reservation, you ("Primary Guest") acknowledge that you have read, understood, and agreed to abide by all the terms and conditions outlined in this Rental Agreement.

    You further agree to:

    • Be financially responsible for all costs incurred during your stay, including but not limited to damages, missing items, excessive cleaning, Honor Bar purchases, or violations of occupancy or visitor limits.
    • Ensure all members of your party, as well as any invited Visitors, comply with the House Rules, Health and Safety policies, and other terms of this Agreement.
    • Understand that violation of any provision of this Agreement may result in immediate eviction without refund and forfeiture of security deposits or damage waivers.
